How down payment assistance works in the western valley

Meridian, Nampa, and Caldwell have absorbed much of the Treasure Valley’s growth, and they offer newer homes at prices below Boise proper. That makes IHFA’s down payment assistance especially effective here: the second mortgage covers up to 8% of the price, and on a more affordable home that can be the whole down payment plus closing costs. Remember it is a repayable loan, small monthly payments over 15 years, not a grant, but on western-valley prices the payment is modest. Buying across Canyon County

Canyon County anchors the west valley. Nampa, the county’s largest city, and Caldwell carry the most entry-level inventory, much of it newer construction in growing subdivisions. Meridian, technically in Ada County but part of the same market, runs a bit higher but still below Boise.
